This Privacy Policy explains how CertScout ("CertScout," "we," "us," or "our"), operated by The Ladnar Group, collects, uses, stores, and shares information when you use the CertScout website and tools (the "Service").
Some features of the free Service may be used without creating an account. If you create an account, subscribe, contact us, or request support, CertScout may collect your name, email address, optional phone number, and the contents of messages or support requests you send us.
We use an optional phone number for account-related contact or support. We will not use it to send text messages unless we separately disclose that use and obtain any consent required by law.
CertScout does not store account passwords. CertScout uses its own token-based authentication system.
When you screen a property or use other research features, the address, search terms, filters, and related requests you submit are processed to return the requested results. CertScout does not maintain a personal, account-linked search-history feature, and we do not sell your searches or use them to build advertising or marketing profiles about you. Some search-derived data is retained on a limited basis — for example, results may be held briefly in a performance cache, and technical, log, analytics, and security data are retained as described in Section 10.
Our servers and service providers may automatically collect standard technical and log information, including IP address, browser and device type, operating system, referring website, pages viewed, features used, timestamps, approximate location derived from IP address, and error information. We use this information for security, fraud and abuse prevention, diagnostics, analytics, administration, and improvement of the Service.

Blocking or deleting essential storage may prevent sign-in, remove saved acknowledgements, or cause parts of the Service to stop working. Where applicable law requires consent for non-essential technologies, we will request it.
We use Google Analytics to understand how visitors use CertScout, measure website performance, diagnose issues, and improve the Service. Google Analytics may collect usage, device, browser, referral, and approximate location information through cookies and similar technologies. Google processes this information under its own privacy terms and controls. You may be able to limit Google Analytics through your browser settings and Google's available opt-out tools, such as the Google Analytics Opt-out Browser Add-on.
The free tier displays advertisements through Google AdSense. Google and its advertising partners may collect or receive information from CertScout and use cookies or similar technologies to select, deliver, limit, personalize where permitted, and measure advertisements. Google and other advertising partners operate under their own privacy policies and terms. Their practices and advertising controls are not controlled by CertScout.
Paid plans may be processed by a third-party payment processor, which we currently expect will be Stripe. Payment-card information is provided directly to the payment processor and processed under that provider's own privacy policy and terms.
CertScout does not collect or store full credit-card numbers or other full payment-card details. We may receive limited transaction information such as payment and subscription status, plan, amount, transaction identifiers, billing contact details, card brand, and the last four digits, as needed to administer subscriptions, maintain records, prevent fraud, and provide support.
CertScout obtains and presents property, zoning, certificate, ownership, geographic, and related information from public records and public data sources, including the City of Savannah, Chatham County, and the Savannah Area Geographic Information System (SAGIS). These organizations are sources of public information; they are not CertScout's payment, hosting, analytics, advertising, or email service providers.
Search terms or property addresses may be used to locate, match, or retrieve relevant public records. Depending on how a source makes information available, CertScout may query the source, use previously obtained public datasets, or process information on its own systems. Public sources maintain their information under their own terms, policies, and practices, which CertScout does not control.
We disclose information to vendors that help operate the Service, limited to what is reasonably necessary for their work. These may include:
These third parties process information under their own contracts, privacy policies, terms, and legal obligations. CertScout does not control the independent practices of Google, Stripe, IONOS, or other third parties.
CertScout does not sell, rent, or trade your personal information. We disclose information to service providers and other parties only as described in this policy. Advertising providers may independently collect and use information through their technologies as described in Section 4 and under their own privacy terms.
We keep account information while an account is active and for a reasonable period afterward for account closure, support, security, fraud prevention, dispute resolution, recordkeeping, and legal, tax, or accounting obligations. Transaction records may be retained as required by law and legitimate business needs. Search, log, analytics, and security data are retained for periods reasonably necessary for the purposes described here and may be aggregated or de-identified. Authorization and session tokens expire or are invalidated according to our authentication system.
When information is no longer reasonably needed, we may delete, anonymize, or aggregate it, subject to backup cycles and legal retention requirements.
We use reasonable administrative and technical safeguards designed to protect information. CertScout's token-based authentication means we do not store account passwords, and payment-card details are handled directly by the payment processor rather than stored by CertScout. Nevertheless, no method of transmission, authentication, or electronic storage is completely secure, and we cannot guarantee absolute security.
You may choose not to create an account when using free features that do not require one. You may decline to provide an optional phone number. You may control cookies and local storage through your browser, although doing so may affect Service functionality.
You may contact us to request access to, correction of, or deletion of personal information we hold about you. We may need to verify your identity, and requests may be limited by applicable law, security needs, or legal and recordkeeping obligations. Depending on where you reside and applicable law, you may have additional rights, including rights to obtain a copy, restrict or object to certain processing, withdraw consent where processing is based on consent, or appeal a privacy-request decision.
The Service is intended for adults and is not directed to children under 13. We do not knowingly collect personal information from children under 13. If you believe a child has provided personal information to us, please contact us so we can take appropriate action.
We may disclose information when we reasonably believe it is necessary to comply with law, regulation, legal process, or a lawful government request; enforce our terms; investigate or prevent fraud, abuse, or security incidents; or protect the rights, property, and safety of CertScout, The Ladnar Group, our users, or others.
If CertScout or The Ladnar Group is involved in a merger, acquisition, financing, reorganization, bankruptcy, sale of assets, or similar transaction, information may be reviewed or transferred as part of that transaction, subject to applicable law and appropriate confidentiality protections.
We may update this policy from time to time. Material changes will be posted here with a revised "Last updated" date.
